in and near Leith, Edinburgh.

Book two to three months ahead for August. The Fringe and International Festival fill the city, and Leith rates double or triple. Hogmanay in late December also fills fast, so book six to eight weeks out. For other months, one to two weeks is usually enough. May and June get busier with the Marathon and graduation weeks, so lock those in three to four weeks ahead.

Leith is safe for visitors, including walking back from dinner along the waterfront. The old reputation from the 1990s is outdated. Stick to the main streets around the shore and the central thoroughfare after dark. The quieter industrial blocks near the docks are fine but feel empty late, so taxis or the tram are easy alternatives.

Yes. Leith has converted warehouses, dockside conversions, and a handful of design-led independents along the waterfront and the main commercial street. Expect 20 to 60 rooms, ground-floor restaurants or wine bars, and rates typically 20-30% below equivalent properties in the New Town. Book directly where possible - many independents offer better cancellation terms than the aggregators.

Mixed. Independents and smaller properties usually include a cooked Scottish breakfast in the rate. Larger chains charge separately, typically 15-22 pounds per person. Skipping the hotel breakfast is often the better call in Leith - the cafe scene along the waterfront and the main street does proper coffee and brunch from 8am for around 10-15 pounds.

Light. Tipping is not expected at UK hotels the way it is in the US. Porters get 1-2 pounds per bag if they help. Housekeeping is uncommon to tip, though a few pounds left at checkout is appreciated for longer stays. Concierge tips only for genuine extras like securing a hard reservation. Service charges, when added, are already on the bill.

Locals don't stay in Edinburgh, but when family visits they're usually put up in Leith, Stockbridge, or Bruntsfield rather than the Old Town. These areas have proper neighbourhood life, better breakfast options, and shorter queues for everything. Leith specifically is where Edinburgh residents send guests who want good food and quiet streets within 15 minutes of the centre by tram.

January and February, excluding the first week of January. Rates drop 40-60% from August peaks, and Leith hotels often run winter packages with dinner included. November is also good value outside of St Andrew's Day weekend. Avoid late December (Hogmanay), early April (Easter and school holidays), and obviously August. February weather is grim but the city is yours.
