No other neighborhood in Austin stacks food, music, coffee, and retail that tight. The runners-up all lost on trajectory. Bouldin Creek already finished gentrifying. Clarksville is fighting change in zoning hearings. North Loop is essentially one street. East Austin is a full grid that hasn't settled yet, and unsettled is exactly where cool lives.
