For Mardi Gras and Jazz Fest (late April to early May), book two to three months ahead, since hotels impose minimum-night stays and rates climb. French Quarter Fest and Essence Fest in July tighten rooms too, so give yourself a month. Outside festivals, two to three weeks is plenty. Bywater has limited inventory, so guesthouses there fill faster than Quarter hotels.

Bywater is generally fine during the day and early evening, with families and dog walkers on the main residential streets. After dark, stick to lit corridors and avoid cutting through the industrial stretches toward the river or the rail tracks. Call a cab or rideshare for late returns rather than walking back from the Marigny. Lock cars and leave nothing visible.

Locals hosting visiting family typically point them to guesthouses in Faubourg Marigny or Bywater for a residential feel, or Mid-City near the streetcar line for quieter stays with easy access to Jazz Fest. Uptown near the university corridor works for longer visits. Locals generally avoid recommending Bourbon Street hotels unless guests specifically want the noise.

Bywater has a small cluster of boutique properties, mostly converted shotgun houses, Creole cottages, and one larger adaptive-reuse hotel in a former industrial building near the river. Expect ten to forty rooms, courtyards with plunge pools, and on-site bars that draw locals. Rates run higher than chain hotels in the CBD but lower than French Quarter boutiques of comparable design.

Standard check-in is 3 or 4 PM, with checkout at 11 AM. Smaller Bywater guesthouses are often flexible if you message ahead, since they handle arrivals personally. Larger hotels will hold luggage from morning onward. Early check-in fees, when offered, typically run $30 to $50. During festival weekends, expect strict enforcement and no flexibility.

Tip housekeeping $3 to $5 per night, left daily in cash since staff rotate. Bellhops get $2 per bag, valets $3 to $5 each time the car is retrieved, and concierges $10 to $20 for restaurant bookings or harder favors. Room service usually includes a gratuity on the bill - check before adding more. Doormen hailing cabs get $1 to $2.

August and early September are the cheapest, with rates often half of spring pricing. The tradeoff is heat in the mid-90s with high humidity and afternoon thunderstorms. Late January (between New Year's and Mardi Gras buildup) and the first half of December are also soft. Avoid Sugar Bowl week, any Saints home game weekend, and the full Mardi Gras runup.
