For Duke graduation in early May, Duke and UNC home basketball weekends, and home football Saturdays in the fall, book 4-6 weeks ahead. Hotels near campus sell out first, so move sooner if you want the closest properties. Mid-week business travel tightens supply Tuesday through Thursday, so give yourself 2-3 weeks. For ordinary stays, 1-2 weeks is plenty.

Locals putting up family usually pick downtown Durham for walkability to restaurants and breweries, or downtown Raleigh if they want the state government and museum side. Couples often choose the Brightleaf area for the converted-tobacco-warehouse hotels. Families and longer stays lean toward suburban Brier Creek or RTP for parking, pools, and easier airport access.

Yes. The warehouse district and Brightleaf are well-lit, walkable, and busy with diners and bar traffic until around midnight Thursday through Saturday. Streets quieten quickly after last call. Use normal city awareness, especially on the quieter blocks east of downtown and near the rail tracks. Rideshare is reliable and cheap for the half-mile between cluster areas.

Yes - this is one of the strongest small-hotel markets in the Southeast. Several restored tobacco warehouses and a 1920s former office tower now operate as design-led independents and soft-brand properties, typically 100-150 rooms with ground-floor restaurants and rooftop bars. Expect rates from around $200 midweek to $400-plus on event weekends.

The independent and boutique properties downtown usually do not include breakfast - they run their own restaurants and expect you to pay. Chain hotels near RTP and the airport more often include a hot breakfast. If breakfast matters, filter for it explicitly when booking; downtown coffee shops and biscuit spots are an easy walk regardless.

Tip $2-5 per bag for bellhops, $2-5 per night for housekeeping left daily on the pillow or nightstand, $1-2 for the doorman hailing a cab, and 18-20% on room service if a service charge isn't already added (check the bill). Valet parking is typically $3-5 on retrieval. Cash is preferred for all of these.
