For spring and fall, book 2-3 weeks ahead when large tech conferences like Dreamforce fill downtown and push rates citywide. Summer is steadier but foggy, so a week or two works. The Mission has fewer hotels, so small places book out sooner around Carnaval in late May and Día de los Muertos in early November. Lock those in 3-4 weeks ahead.

The Mission is generally fine during the day and lively into the night along the main corridors. Stay on Valencia and the blocks just east of it after dark; the further east you go toward the freeway, the quieter and rougher it gets. Petty theft and car break-ins are the real risk - never leave anything visible in a parked car.

A handful, but the Mission is mostly residential and commercial rather than hotel territory. Most visitors stay in converted Victorians offering small inn-style rooms, or book apartments through short-term rental platforms. For full-service hotels with bars, pools, and room service, you'll need to look toward SoMa or Union Square, both a 10-15 minute rideshare away.

When friends visit, locals usually steer them to the Mission, Hayes Valley, or the Castro for walkable, neighborhood-feeling stays, and away from Union Square and the Tenderloin edge. For a quieter base with good food, the Inner Richmond and Bernal Heights work well. Anywhere on a Muni metro line or near a BART station saves significant time getting around.

Tipping is expected and stacks up fast. Housekeeping gets $3-5 per night, left daily since staff rotates. Bellhops get $2-3 per bag. Valet is $3-5 when the car is returned. Concierge tips are optional but $10-20 is normal for a hard-to-get reservation. Room service usually includes a service charge already - check the bill before adding more.

Standard check-in is 3pm or 4pm, and San Francisco hotels rarely bend this in summer or during conference weeks because turnover is tight. Most will hold luggage from morning onward at no charge. If you arrive on a red-eye, ask about early check-in when booking - some properties offer it for a fee, others only if a room happens to be ready.

January and February are the cheapest, with rates often 30-40% below fall peaks. Weather is cool and wet but rarely freezing, and the city is quieter after the holidays. Avoid weeks when JPMorgan Healthcare or major tech conferences are in town - rates spike citywide. Late August through early September also dips briefly between summer tourism and fall conference season.
