The Gem and Mineral Show in late January and early February is the real squeeze, so book those weeks 6 to 8 weeks ahead. For the rest of the winter high season, when snowbirds fill rooms, 3 to 4 weeks is plenty. In summer a week or two out works fine, and rates drop sharply once temperatures climb past 100°F.

July and August are the cheapest months, when daytime highs regularly exceed 105°F and demand collapses. Expect rates 40-60% below winter pricing. June and September are also good value. The monsoon season from July to mid-September brings afternoon storms that cool things off, so summer travel is more pleasant than the numbers suggest.

Fourth Avenue is generally safe and walkable during the day and into the evening, with steady foot traffic from students and bar-goers. Late nights on weekends can get rowdy near the bar cluster. Petty theft from cars is the main concern citywide, so don't leave anything visible in your vehicle. Stick to lit streets after midnight.

The avenue itself is mostly bars, shops, and restaurants rather than hotels. Boutique options sit just outside the strip - converted historic properties downtown to the south and a few small inns toward the university to the north. Both are a 10-15 minute walk or a short streetcar ride to Fourth Avenue's core.

Locals putting up visitors usually point them to downtown for walkability, the foothills north of the city for resort-style stays with mountain views, or short-term rentals in the Sam Hughes and Armory Park neighborhoods. The free streetcar connects downtown, Fourth Avenue, and the university area, making those three districts the most practical base without a car.

Tip $2-5 per bag for bellhops, $2-5 per night for housekeeping (left daily, since staff rotates), and $1-2 for the doorman if they hail a cab. Valet parking is $2-5 on retrieval. Room service usually includes a service charge already; check the bill before adding more. Concierge tips are optional, $5-20 for real help.

Standard check-in is 3 or 4 PM across most Tucson properties. Early check-in before noon is rarely guaranteed but often possible if you call the morning of arrival, especially in low season. Resorts in the foothills are stricter. Most hotels will hold luggage at the front desk if your room isn't ready, so you can start exploring.
