Nobody planned Olivettes. That is why it wins. No development agency, no masterplan, no cranes. Just a few streets where studios, wine bars, and galleries accumulated one lease at a time. You can take coffee at Cime Torréfacteur in the morning, browse Librairie Coiffard in the afternoon, and finish at BAR303 or Pickles without crossing a tram line. The competition all had bigger stories, an island rebuilding itself, a hill being repriced. Olivettes had the better ratio. Far enough along that the food and the pours are serious. Not so far that you need a Paris salary to stay. That window is the definition of cool. Olivettes is standing in it.
