For July and August, book four to six weeks ahead. Semana Grande in mid-August and the film festival in late September are the real pinch points - aim for two to three months out if your dates overlap either. For shoulder months like May, June, or October, two to three weeks is plenty, though weekends tighten first and small central hotels go sooner.

Gros is one of the calmer central districts in San Sebastián, residential in character with families and surfers as the main population. Petty theft happens on the beach and around the train station, so watch bags there. Walking back from pintxo bars at 1 or 2am is routine. Streets stay lit and populated late.

Smaller hotels and pensiones in Gros typically do not include breakfast, and it is rarely worth adding. Cafes on the side streets serve tostada, tortilla, and coffee for 4-6 euros, which beats most hotel buffets. Larger chain properties near the river do include it, usually as an optional 15-20 euro add-on.

Tipping is light. Leave 1-2 euros for housekeeping per night if you want, and a euro for a porter handling bags. Concierge tips are not expected unless someone secures a hard reservation for you, in which case 5-10 euros is generous. Service is salaried and nobody will chase you for more.

Locals from elsewhere in the Basque Country often rent apartments in Gros or Egia rather than book hotels, since stays of three or more nights are common. Amara, south of the center, is where Spaniards from Madrid or Barcelona often base themselves for quieter streets and easier parking. Tourists dominate the Parte Vieja and Centro.

Gros has a handful of small design-led hotels, mostly converted from older apartment buildings, plus several well-run pensiones with 8-15 rooms. Expect 120-200 euros a night in summer, 80-130 in shoulder season. Many do not staff reception 24 hours, so confirm your arrival window in advance if you land late by train or bus.

Standard check-in is 15:00, and most properties hold the line firmly in summer because turnover is tight. Bag storage before check-in is universal and free. If you arrive on a morning train, drop your luggage, walk five minutes to the beach, and have pintxos for lunch before your room is ready.
